We are building at the intersection of custom homes and spec developments, which we believe positions us to deliver superior homes to discerning clients. Our Turnkey Process

PRE-CONSTRUCTION

We craft a unique building program for each home we build. Working directly with passionate architects, we optimize the layout and functionality of the home to make the most of what is available to us. For the clients that engage with us in this early stage, they are able to provide input on the floor plans and make sure their personal touches are incorporated into the planning.

  • After we have an optimal floor plan, we move into the initial design phase determining the right look and feel for the home to fit the neighborhood but also stand out on its own. From contemporary European designs to classic American homes, each building program has its own unique design which delivers that custom quality feel.

    Permitting, which is a stressful period of working with State, County, and Village departments, is handled by our administrative staff to ensure we expedite the process and obtain approved building permits as quickly as possible. During this permitting phase the final building plans are out for competitive bid to our stable of skilled subcontractors and we are ready to break ground as soon as we are cleared for construction.

CONSTRUCTION IN PROGRESS

Our trade partners are an extension of us so we hold them to a high standard to maintain quality craftsmanship through clear communication and scope of work understanding. Our Head of Construction oversees on-site production making sure the plans are executed properly and the construction schedule and budget remain inline.

  • We utilize construction management software to consolidate all of the moving parts of the project to provide a central hub of information. We track progress with daily logs, and weekly photo and video walkthroughs to distribute relevant information on the path toward completion. Our objective is to have a clear understanding of the roadmap toward delivery to make sure that we have clarity on the obstacles and objectives in front of us.

    Having a clear understanding of our project status and a plan for each phase enables us to work with subcontractors in a timely manner, order materials from our vendors to ensure delivery times, and schedule our installation to avoid unnecessary delays. It is the details that both streamline a project and set it off the rails, our objective is to deliver on time and on budget through thorough planning and clear communication.

POST-CONSTRUCTION

Our job doesn’t end when construction is complete. Homes take time to settle into, but homes themselves also need time to settle. We give our homes a full year to acclimate to the changing seasons. During this time, we regularly visit the home to ensure everything is in working order and any effects of settling and seasonality are corrected.

  • Further we stay on call for our clients to address anything that comes up during the lifetime of the home. We offer whole home maintenance plans tailored for each home we build. This provides clear direction for all planned and preventative maintenance tasks ensuring the quality, functionality, and value of the home is preserved. We believe maintenance beyond the standard warranties provides peace of mind and promotes stress free living.
